The first two days have drawn large crowds, and all seem to be pleased with both the outgoing personality of Phil along with his menu and 31 years of culinary experience. <p><strong>Salisbury, Md &#8211; </strong>Senior Advisor Bradley Gillis, CCIM, closed the sale of 951-A Mt Hermon Road this week. The property was formerly owned and occupied by Main Street Medical. It will remain as a medical office, as it was purchased by Dr. Vel Natesan. Dr. Natesan currently practices internal medicine on South Division Street in Salisbury.</p>
<p>Dr. Natesan has big plans for the building &#8211; he will be completely renovating the interior of the building to accommodate his specific use. The exterior of the building will remain very similar.</p>
<p>Bradley Gillis commented, &#8220;This is a much needed up-sizing for Dr. Natesan, both in increased square footage and parking.&#8221; This new facility is over 4,500 Square Feet and contains ample parking. &#8220;Another perk to this location is visibility. Dr. Natesan will have direct Rt 50 signage,&#8221; added Gillis.</p>
<p>The property sold for $72 Per Square Foot, but should be considered a shell price as he is completely re-working the interior.</p>

			<content:encoded><![CDATA[<p>On Friday, March 2nd, Advisor Joey Gilkerson of Sperry Van Ness – Miller Commercial Real Estate passed the Delaware State Real Estate salesperson licensee examination. </p>
<p>	“Our office in Salisbury, MD is less than 8 miles from the Delaware line. In order to properly serve my clients, I have to be able to show them their commercial real estate options in Delaware,” said Gilkerson. “Also, with our firm having a heavy Delaware presence, I will now be able to assist with the promotion and marketing of our current listings.”</p>
<p>	The exam consists of 40 multiple-choice questions, containing all aspects of the real estate industry as it pertains to Delaware while focusing on Delaware law. The passing score for the exam is 80%. </p>
<p>	The final step in obtaining the official Delaware Real Estate Salesperson license is an application process. The application will be submitted to the Delaware Real Estate Commission to be reviewed during their monthly meeting. </p>

The Gillis Team of Joey Gilkerson and Bradley Gillis, CCIM, as well as the Sperry Van Ness – Miller Commercial Real Estate franchise and several other agents, found themselves in the rankings.</p>
<p>Sperry Van Ness is comprised of approximately 900 advisors and is in 150 markets. Sperry Van Ness – Miller Commercial finished the year strong, and is recognized as being the 6th highest producing firm in 2011.</p>

			<content:encoded><![CDATA[<p>Millsboro — Peninsula Regional Medical Center is expanding operations to serve more patients in Sussex County. Doug Wilson, PRMC executive director of strategy and market development, said central Sussex needs more medical representation. He said PRMC hopes to fill the need by locating to Route 113 outside Millsboro.<br />
Wilson said the new location would house primary care doctors, as well as radiology and outpatient services. The exact doctor makeup is still in the works, Wilson said. The two-story building would be developed on about four acres to the north of Millsboro, with 48,000 square feet of office space.<br />
“We are dancing around a lot of options, so right now nothing is firm,” Wilson said. Tom Anderson, PRMC executive director for facilities, said Millsboro was chosen because the property was in a prime location, with other businesses nearby and easy access from a highway. “We looked at half a dozen other locations and Millsboro was the best site,” Anderson said. “We are in the process of deciding what services will be located there. Once that is done we will go for permitting.” The Salisbury-based contracting firm of Gillis-Gilkerson and G2 Properties LLC will likely purchase the property and lease it to PRMC. The new location has received zoning approval and once offices are finalized, they will go for permitting approvals, Anderson said. The space is set to open in mid-2013. 			<content:encoded><![CDATA[<p>SALISBURY, MD, FEBRUARY 2012 &#8211;  Advisor Joey Gilkerson  of Sperry Van Ness – Miller Commercial Real Estate has returned from Washington, DC where he was enrolled in the ‘Intro’ CCIM (Certified Commercial Investment Member) course. The CCIM is the most prestigious designation in the Commercial Real Estate industry. Gilkerson is now officially a candidate for the CCIM designation.</p>
<p>	Gilkerson passed the class with a 96% on the final examination. He is required to complete 4 additional week-long classes to satisfy the education requirements for the CCIM designation. Other requirements include the approval of a candidate’s portfolio of qualifying experience and a comprehensive final examination. Gilkerson credits his success thus far to both the financial and investment knowledge gained at Salisbury University and the hands-on real estate experience gained in the past 3 years at Sperry Van Ness.</p>
<p>	The class was hosted at the new LEED-Certified (Silver) National Association of Realtor Building downtown Washington, DC and contained a mixture of all professions related to the Commercial Real Estate industry, such as bankers, Realtors, appraisers, and developers. The class focused on basic principles of commercial investment real estate, such as calculating returns and valuating property based on those returns.</p>
